What is the typical timeline for a project like mine?

Project timelines vary from project to project at each stage of construction. We can provide an estimated timeline for completion in our quote based on the anticipated permit process, supply chain logistics and labor hours needed for the scope of work for your specific project. 

Timeline Stages: 

  • Design: The initial phase where plans and blueprints are created.
  • Pre-construction: Involves the permitting process, finalizing budgets and other preparations before building begins.
  • Procurement: The process of acquiring necessary materials and resources. 
  • Construction: The physical building phase, which can be broken down further into stages:

                  1. Site preparation and foundation work

                  2. Framing and structural construction

                  3. Mechanical, electrical, and plumbing (MEP) installations

                  4. Interior and exterior finishing

  • Commissioning: Testing and verifying that all systems are working correctly.    
  • Owner Occupancy: The owner takes possession of the completed building/space.
  • Project closeout: Finalizing all paperwork, inspections, and administrative tasks.

What can cause delays to a project timeline?

Rarely is a construction project fully executed without a single delay. At each stage of construction there is coordination between multiple parties; the designers, engineers, sub-contractors, the local government, and  suppliers. A delay with any one of these parties causes a ripple effect that impacts the project timeline and disrupts the subcontractors schedules.  


Weather delays are the number one unforeseen delay. Rain, high winds, extreme heat and extreme cold all impact the project.  One day of rain can require up to 3 days for the ground to dry before resuming exterior work.

What are change orders and why do they cost more money?

Change orders document any modifications to the original contract. These adjustments can result from owner request, unforeseen site conditions, weather delays or other factors outside the parties' control. Owner-directed changes may include revising the project scope like changing a color of tile or adjusting the schedule to meet specific deadlines like lease milestones. 


Change orders can increase project costs because they often disrupt the planned workflow, require additional labor or extended equipment rentals, and may involve purchasing new materials --sometimes at higher prices. They can also add administrative time and coordination efforts to keep the project on track.
